Hi, hope this will be posted online re quick facts pertaining to what happened in an SMDC property in Pasay in the morning of January 25, 2013.

We greatly appreciate your assistance and consideration on this matter.


1.    SMDC’s property is being unlawfully claimed by persons who are using a reconstituted title that was issued by Hon. Judge Jesus Mupas. Said title was previously declared as fake by the Land Registration Authority (LRA).

2.    SM Development Corporation (SMDC) has a valid and legal title over a contiguous property situated at Barangay San Rafael, Roxas Blvd. corner Lourdes St., Pasay City covered by Transfer Certificate of Title nos. 144033 and 151463.

3.    Per LRA verification, claimants’ title is derived from another title covering a property situated in Malibay, Pasay City while SMDC’s property is located at Barangay San Rafael, Roxas Blvd. corner Lourdes St.

4.    There is a Temporary Restraining Order (TRO) issued on January 24, 2013 in the Court of Appeals, 12th Division under CA-GR SP No. 128278 directing the claimants and all those acting in their behalf to Cease and Desist from enforcing the decision and Writ of Possession issued by Hon. Judge Jesus Mupas.
